The Two Car Dilemma Solved!

Vehicle parking and storage limitations can be a challenge for home buyers considering condominium living. However, here at Casa di Fiori, home buyers are pleased to discover our condo homes have an enclosed, single-car garage plus an additional outdoor parking space just steps away from their front door.

The garages at Casa di Fiori can accommodate an average-sized vehicle plus allow space for storage. They are solidly built with concrete block and steel framing. Home buyers may also choose to upgrade the concrete flooring by adding an epoxy finish.

It’s not surprising that upon first look at Casa di Fiori’s move-in ready condo homes, potential buyers initially focus on the floor plan, location and views, or features such as the color of kitchen cabinets and flooring.

However, more often than not, we encounter astute buyers who want to learn more about the structural aspects of the building, functional equipment and if we offer a builder warranty.

The developer at Casa di Fiori takes pride in building beautiful and sound condominium homes. Our two-story buildings are crafted from concrete block with steel frame interior walls. The detached garage buildings are crafted from the same materials.

We’re FHA and Fannie Mae Approved!

Casa di Fiori is one of only a few condo communities in Lee County that is FHA and Fannie Mae approved.

Fannie Mae approval of a condo community allows buyers to purchase their home using a conventional mortgage while FHA insured loans have other aspects that some home buyers find helpful. In either case, Casa di Fiori’s move-in ready condo homes qualify.

Obtaining these approvals is a privilege, not a requirement, which is why there are very few condominium communities in the local area with this status. Among the various qualifications, approval requires the community to demonstrate sufficient reserves in the HOA budget, more than 50% of the community must be owner occupied, and the HOA Board members and property managers are expected to maintain property values in the community.

These aspects plus other steps taken by Casa di Fiori to obtain and maintain Fannie Mae and FHA approval should be considered a benefit for home buyers as it demonstrates that the Casa di Fiori developers and HOA Board care about the community and want it to thrive.
