The Wall Street Journal article “U.S. Home-Price Growth Warmed Up in August” talks about the housing market gaining strength. Home prices are rising and so is the amount of 1st time homebuyers. “The share of first-time buyers rose to 34% in September, the highest since July 2012, according to the National Association of Realtors.” Another factor of the gain in strength are the record low interest rates. Homebuilder Confidence Up!

An article on CNBC’s Realty Check, “Homebuilder sentiment jumps to 65 in September, highest level in nearly a year” found that homebuilders are more confident this month. As house hold incomes increase, serious homebuyers increase. This is one of the key factors in making the home builders more assured that homes they build will be bought. “The National Association of Home Builders/Wells Fargo Housing Market Index (HMI) hit 65; anything above 50 is considered positive sentiment. August's reading was revised down one point. The index stood at 61 one year ago.”

August 2016:

More than half way into 2016 shows home prices going up!

The 2nd quarter report from the National Association of Realtors shows that in the majority of recorded metro area home sales, the median home price has been quickly increasing. The job market is improving and mortgage rates are the lowest they’ve been in the last 3 years. This has caused the prices for buying a home to rise.

The national median existing-condo price was $227,200 in the second quarter of this year. This is up 4.8 percent from the second quarter of 2015 ($216,700). The national rise in home pricing is hurting affordability, but the decline of mortgage rates is making more and more people interested in getting away from increasing rental payments.

According the News-press article “Should you rent or buy?” the median rent is higher than the median mortgage in Florida. The study done by Value Penguin looked at crime statistics by population small cities less than 20 thousand people, midsize cities between 20 thousand and 45 thousand people, and finally big cities of 45 thousand people or more.
